Hi all,
Is anyone willing to share their experiences with Isabelle? I'm thinking of moving to the area and am interested in how bad it was and how you dealt with it. Did you have to evacuate?
I have friends in Chestertown who said the main problem there was the flooding.

I was here during the storm, It all depends on what location you will be buying at. Will you be on the water or several miles away. Look for ground that is at least 7.8 feet above MSL. Anything over that you should be fine if you are on the water. Most of Kent Island and Grasonville took a hit. At least around the Narrows Rest. Narrows Pointe, that's the high end condo's on he water was fine. Not a drop of water in those units. They are above 8 foot in front and 12 feet in rear. Good Luck...and welcome to less stress.

It was flooding that no native kent Islander had ever seen before, it followed the line in my yard, that's on the plats show the 100 year flood plain, it followed that line like it knew where to go. I wouldn'y worry about it too much, if you are then don't buy in the 100 year flood plain,
Flood Insurance? Don't waste your money!

I whole heartedly agree with the above post that it was flooding that no native Kent Islander had ever seen before, I'm not a native but all of my neighbors agreed. We have waterfront property in Chester on a cove on Cox Creek and I measured 8 to 8.5 feet of water at the peak of the surge, exactly what the National Weather Service prediction was. Thankfully our house was built about 9.5 to 10 feet above the mean high tide, so we escaped with a waterlogged crawl space and some insulation and a total loss for the air handler and AC.
And yes, the water absolutely followed the flood plain boundary, so if you are in the 100 year flood plain you will see flooding with a storm surge from a major hurricane.
Now I must disagree with the above post on flood insurance. Our bank was conservative and required FEMA flood insurance. After the storm I filed a claim and it was the only time an insurance adjuster EVER wanted to give us more than I asked, and wanted to cover the deductible. We had a check in a week or two which paid for all of the damage.
