I have a house that backs up to the Kentmorr Marina, along the back of my property there is a strip of land and private road that is owned by the Marina. In the summer, there is small, but beautiful view of the Chesapeake Bay, and the Kentmorr Restaurant through the tress and it is even better is the Winter when the leaves fall from the trees along the road. How unbelievably lucky I am.
There are five house along this road, all listed on the Maryland Real Property Data website as having water views. Most have decks or glassed in porches to get glimpses the passing cargo ships and sailboats as well as the boats coming in and out of the Marina.
Last Summer, I arrived to find property marker stakes set up along the Marina’s property line. Concerned and fearing that the land would become a parking lot or worst, I went to the Marina office to inquire and was told by the Manager that there had been some issues with the property line and that they were marking it so that people would be aware that the property belonged to the Marina, and that there were no “real plans”. They were just surveying and marking their property.
In an email from (part of the Kentmorr Marina’s Ownership Team), [to our neighbor] he wrote that “the landscape plan for your property line and the marinas property line will be low level grasses”
Oh, good, I thought, low level grasses would be nice. They could mark the property line and look nice! Well, when I pulled up this weekend from one end to the other of their property line were newly planted ornamental grasses, (not the low level kind), holly trees, and some other type of crazy tree that are all strategically placed to grow and block any possible views of water from every house on the road! Some of the holly trees are so closely placed next to each other they are going to form into a huge hedge. At maturity holly trees can grow to 30 feet high, the ornamental grasses can be any where from 6 to 8 feet. I am still trying research what type of tree the other one is but a another neighbor said they can be 80 feet tall and a mess of stuff comes off of them!
Myself, and the other home owners on the road are so upset about this. In addition to loosing the view, last spring I spent close to $3,000 to have a French drain installed to help elevate natural ground water that runs through the property. The trees are planted only a very small distance from the drain. The roots of these trees are going to destroy this. Another neighbors has a pool that will also be a risk of ruin when the roots grow. And I am pretty sure our property taxes are being based on having a water view, wouldn’t you think?
It all just makes me wonder how they went from “low level grasses” to 30 and 90 foot trees?? I know people are going to say “Buck Up! It’s their property and they can do what they want”. But I just want to ask “What would you do?”
