There is a sign on rte 8 across from farmer johns. This is troubling. When did this get approved? Did it? Is this a good idea in that location?

That's why I'm asking. Is there something you know about it? Why does it bother you that I'm asking? Not negative, just fact finding, or is that not permitted? Generally, there is discussion, a permitting process, or something that might be made known to the public. This is an 11-acre facility in a very visible, heavily trafficked location, that there has not been a peep about. Where is the usual news accompanying something of this size and purpose that is scheduled to open in a matter of a few months.

Looks like they picked the best location for the complex. Hope it has a large capacity and enough parking to support the local communities. Maybe put another red light on Rt 8 to help out with the traffic that the complex could generate. Looking forward to the completion as I'm sure the rest of the Island is.

I think it was the way you framed your comments that prompted my response. "How did this sneak under the radar" and "this is troubling" are inherantly negative and conspirational, not nuetral or inquisitive. I've been aware of this project for some time, and they've been publically soliciting feedback and comments. I am not personally involved in any way, but I personally think this project has great potential for our community, and it represents 11 acres on Rt 8 south being constructively used (and not residential) -- not to mention the opportunities presented for our youth (and adults) for physical activity. As a parent of two active teens, I believe there is need and a good market for such a facility, and there can be real benefit to local businesses as a result. I think this project could be a great topic for further discussion, I just would like to see that discussion start without a negative bias and grow to include real information rather than conjecture, assumption, accusation, etc. The website for the project includes contact information, where I'm sure you could get details and answers that would reassure you, or at least give you some basis for alarm and a worthy, informed discussion.

Concerns will be addressed at every step of the voyage. People need to know that we are locals, answering the call of THE LOCALS. With any change there will be question. Rest assured we have addressed the means to only allow for this avenue and expansion to be smooth once it is up and running. We are locals and care about keeping the integrity of the area intact while providing a "soft use" for a property that once was contracted for use as a grocery store, bank, and public retail center (all in one) accompanied by hundreds of parking spaces. Our green alternative is much more settling. It is a commercial piece of land, it will be developed, as a commercial use. We are hoping that the locals can see this as a way of conserving the land we see as beautiful. With a ton of green spaces we will make sure that the natural beauty of KI is at the heart of our operations. Thank you for the information.

Great idea. Best of luck. We need more healthy places like this. They are taking a big risk but I am sure it will work out.Good job. I would rather have this than a shopping mall or bowling alley, Now we need some healthy restaurants.

Why not in the business park? That makes so much more sense to me. I have heard that they (county) wouldn't allow it though. Is that true? I guess if this property would be built on either way, it is much better to have a sports complex than a grocery store.

Sounds like a great idea, better than commercial build out but what will this proposed sportts complex consist of? All outdoor or will indoor facilities be included? Will access be from Rte. 8 or the road to Ellendale? What sportts options will be offered? Many unanswered questions.

Hi again, Thanks for the questions. The business park is where we currently operate our business and there is not land sufficient to do what we have been asked to do. That was our first place to look. Once exhausted, private commercial property became our search. In regards to availability, there is not a lot available in the area we have been requested to house our operations. The property proposed use was denied by the county on a size only basis upon our first meeting many months ago. We made the necessary changes to our proposed usage and capacity in order to fit within all of the demands. Our final proposal entails a very soft use.
A sod recreation area large enough to line 2 full athletic fields. Gravel parking lot to accompany. Indoor turf arena (40yds x 80yds) Edge Training Academy- comprised of 7,500sf turf training area, multiple batting/pitching tunnels, 2 strength training rooms, full court basketball court, 3 sprint track lanes, auxiliary area for rec and high school wrestling mats, as well as conference rooms for multiple use. Most predominantly used for academic support, recruiting assistance, team meetings as well as birthday parties. A separate building is being proposed for 6 batting cages for use to the public.
As for access, we are limited mostly by our septic reserve areas and foot traffic will be dictated by our capacity to hold individuals. Traffic patterns will be put in place to avoid any issues that could become an issue. We are locals and want to make sure locals are taken care of. Matapeake has a massive commercial project well underway and it has a single turn lane associated just beyond the second most dangerous curves on KI (in my opinion) despite the 90 degree bend on Kent Point Rd. There will be a lot more traffic compiled there than ours. We will not see much more traffic than the current waterman joes morning traffic with a far better in/out strategy than the current client base and public traffic has to deal with. No merge lanes, and/or entry lanes are currently available. Our access will be on the northernmost end of the property to keep away from Irene Way. The portion of the property that lies within the "critical area" will not be touched in our project as it is now. We have access to 23,000+ square feet of the critical area. Last but not least, we are looking to include a leadership area dedicated but not limited to obstacles courses and a ropes course. The kids will have ample room for upward mobility within their dreams. We are excited and the office of planning and zoning as well as the economic development commission seems to have the same feel.

Any consideration for indoor lacrosse courts? Is it possible to start indoor winter lacrosse leagues? Are there enough children in the area interested in lacrosse to start such leagues?

Hey there, sorry for the delay in response. We took the signs down prior to the blizzard yes. We put them up for the responses from the public which served its purpose. We are still under contract on the land and raising funds to support our initiatives. At the county level, our meetings have been successful to the point that sent us to the funding.
