Here is the average sale price for three different KI subdivisions. I believe Cloverfields best represents overall trend, since it's a bigger sampling and their are not a lot of high-end homes to skew the data.
Only has 2 months of data for 2007, but the trend seems consistent.
Where do you think we go from here?

Looks to me like buyers are WISING UP, you really don't have to pay the asking price, or bid it up if someone else has a contract on it.
Things have been inflated ridiculously with the help of real estate agents.
Real Estate is slow all around right now.

But we have 5 strait years of 18% growth to recover from. Things seemed to have flattened out over the last 18 months. Wouldnt be suprised to see a little dip.
Somebody forgot to send the message to the Real Estate agents around here. They are still listing houses at hugely inflated prices.

I didn't know we had any good agents on the island. They still think they can get 6% on a 800K plus home in a down market. Maybe they should sell cars for a while and see what work really is. They are worst than lawyers. ( excuse not all) There are a few good ones I just have not found out which ones yet.Hey how about some lawyer jokes? Just my 2 cents

I must say I do know a good agent on the Island. Karen Clarke with Bay Area Realty is one of the hardest working agents I know. When and if I get ready to sell my house (and I am in the mortgage business so I know ALOT of agents) I would want Karen to list my house. I have seen her go above and beyond for her clients and has stuck by them through the whole process. She also returns calls promptly, is honest, and will help in any way she can. OK I said my piece....and no I do not get kick backs for advertising, I just really like the way she does business.

I can tell you this, WHATEVER you do, DO NOT go with a Homeowner "Warranty" I went with one, a sub-business of Prudential caruthers ( I think) and what a joke. Constant run-around, Excuses, an hardly a call returned.

Prices are dropping yet everyone who got assessed in 2006 saw a HUGE increase. Makes no sense. My house went up like 200K this time around.

Just read this thread and I will have to agree with mortagmamma about Karen Clark. She is one of the best agents on the entire east coast. Not to mention something sweet to look at. I even have dreams about her. She is sooooo hot. I would love to get with that.
On another note right now you sell at a premium and buy at a premium, the tax assessments are catching up and thats not good.
