Since the K-Hov "4 Seasons" development has been making news lately, why not do a poll to see who's really for it / against it... From what I've read and what I heard at the Chamber of Commerce meeting last week some pro and con points are:
Pro: It will bring in tax revenue It will help local businesses It will bring jobs It will not add to the school population It will not add to the rush hour commute / bridge traffic
Con: It will be bad for the bay and surrounding creeks It will congest the roads It will be a burdon on the VFD Older citizens tend to vote "no" on school budget increases This will be opening the floodgates to more development and big-box stores.
Obviously most of the pro's and cons are just peoples opinions, but it seems to be what people truly feel. What's your take?

Question - Does "55 and over active adult community" have a requirement that those living there be retired? If not, you can guarantee it will add to the rush hour commute/traffic congestion at the bridge.

They have those "55 and over active adult communities" all over NOVA and a good part of the people living in there are still commuting into DC every day, so yes, it will add to the traffic problem. My biggest problem is that there isn't an Emergency Room Hospital here, and if anyone keels over on a Sunday afternoon in the summer, they're dead because the bridge is a parking lot from all of the VA & PA people coming home from the beaches.

Totally Against!
It's just the wrong thing to do. Kent Island just can not accomodate that many people with the current infastructure.
Dont' even get me started on the environmental issues.

What kind of an irresponsible builder would put up that monstrosity in Cape St. Claire? KHOV. I don't know why anyone would want to live hanging onto the edge of Route 50. We don't need the hideous mess that this would bring.

This action is going to cause KHov more problems than is immediately apparent. It really puts them in a Catch-22 situation:
In order to get the wetlands permit, they will have to make significant changes to their plan. But if they make too many changes they will change the basic calculus that was used in establishing the DRRA with the county (Hovnanian can no longer deliver what it promised in the agreement).
This would likely nullify the DRRA and mean it would have to be renegotiated. In the current political climate, what do you think the odds are that Hovnanian could find the same type of support from the County Commissioners to get a new DRRA passed? Zip. Which means Hovnanian has to start all over again and run their new plan through the bureaucratic maze without the protection of a DRRA.
