Anybody know who is the top SELLING agent in the area, Kent Island Annapolis. Not listing. Looking to sell and in a weak market you need all the help and advertising you can get. Thanks

I don't think it matters much who is the top agent --cuz some of the top agents are turning down listings. If your home isn't priced right and in showmanship style - there could be some lagging. I heard Camille O'Donnell is pretty good I think she works for ERA.

It's not all that important who you list with because it will go into the MLS and all agents will be selling it. They won't tell you that, but it's true.

You still need an agent that will push it and knows how to close. If we all thought MLS we would go with the 1% agents. MLS is fine but you still need to advertise heavy. Know way will I pay an agent 5% of a 2M home without them spending time and money

If we ALL paid 1% agents, there wouldn't be any 5% agents, or a need for them. After all, agents are half the reason the real estate is so expensive.

5% for RE agents seems like the biggest waste of money around, and is a pet peeve of mine...
Not to mention how they mysteriously maintain an industry standard pricing throughout the nation - something that would lead to serious problems for any other businesses. Never seen a brokerage do $100,000 worth of work; and yet, you'll happily pay that to have your property listed?
If professionals fixed prices like that, they would most certainly lose their licenses.

It seems there is a big financial difference between 5% commision on an $100,000 home, and 5% commision on a $1,000,000 home. Do agents make any adjustments on higher priced homes? I know they would rather sell the higher priced home, but what do they do differently to deserve it?

I know for a fact they can, and WILL negotiate their commission, and with approval form their manager they can and WILL negotiate the office's commision.
Been there. Done that.

Thanks... an anonymous person suggesting anyone/anything must be viewed with some level of suspicion, eh? Buyer beware and all that. Or is it caveat emptor?

So, with one bad agent on KI they are all bad?
(I agree they are ALL bad) but not because of one agent on KI.
IF I had to use one it would definately be a LOCAL one to the area I am buying ot selling IN.

Did them being friends affect the listing price, or selling price of your home? if so that agent can be brought up on ethics violations with his license (I know ethics & RE Agents= oxymoron) I would not expect, nor do I guess that someone looking for a top selling agent on KI will find that agent in Severna Park, Annapolis, Easton, or Ocean City. Real estate agents have friends too, and they can sell to them. I wouldn't be surprised. I would be upset if the agent steered me in my price negotiaions BASED on that friendship.
