I'm currently looking at townhomes in the Queens Landing and Bayside developments. If anyone is currently living in either of these areas, I'd appreciate any info or insight you could offer. Thanks.

I used to live in Queen's Landing. It's a great location, but keep in mind that the open fields surrounding both communities is slated to be developed on by "4 Seasons", the over 55+ mega-community. Also, stay away from the newer QL townhouses. The construction is pretty bad. My neighbor's floor cracked due to it being poured too thin, and one of the units is actually sinking. Also, the QL condo fees are very high. They were $220.00 a month back in 2004, and are probably higher now. The older ones are really nice though. I don't know a lot about Bayside other than their condo fees are a lot less.

I live in Bayside and really like it. I am so glad we bought here opposed to QL. QL for some reason seems louder to me, although you can't beat that pool and clubhouse!
I like the way Bayside is laid out as a community better.

$220.. with a pool is not bad look at some of the other developments. Mid $300 for the Cove Narrows Pointe mid $300 going to 400 plus. The Cove is real nice for the money Oster Cove. The Cove is going on 20 years old nice location still look good Pool and Tennis and slip's. Narrows Pointe Great view Built nice but what do you get for the money. The cove nice single family homes location ? Worth the money yes. If you want a home in the 300-400 range you can't go wrong with either. They will go up

The $220 a month wouldn't be all that bad if the association actually did what they were supposed to do. They took very good care of the buildings along the water and near the clubhouse, but my building was completely ignored. The grass was tall, there were plants growing in the gutters on the roof and water poured out, they did a horrible job with snow removal and shoveling the walks, the bushes were all half dead in the common areas around my building, and the buildings were green from mold on the outside. They then had the gall to post signs saying that skateboarding and rollerblading are not allowed. I don't have kids, but a lot of people in the newer buildings did and they saw that as a big middle finger to them by the retired set that control everything in there.
If they treated the newer section as well as the older section, then maybe the $220 would be worth it, but for the service that I was getting, it was a rip off. That was a big reason why I moved.
